A Cautionary Tale:
This case involves a property that had been rented out to tenants for several years prior to its acquisition by new owners. Demonstrating flexibility and understanding, the new owners allowed the existing tenants to remain without increasing the rent to market value. Unfortunately, over time, the tenants began to fall behind on rent payments and eventually ceased communication altogether.
Initially supportive, the owners recognised the tenants' claims of financial hardship. However, as rental payments halted and the tenants became uncontactable, the situation escalated. After nearly a year, the NSW Civil and Administrative Tribunal (NCAT) issued an eviction notice. The property was ultimately secured by the Sheriff's office, as the tenants refused to leave.
Upon gaining access to the property, the new owners discovered a concerning situation. Approximately 30% of the former tenants' belongings remained, alongside numerous used and unused needles, indicating a history of substance misuse.
Our Sampling Process
Our sampling and reporting approach is systematic and meticulous:
- Sampling: Our team ensures comprehensive testing by collecting a minimum of two samples from each room, focusing on timber surfaces where the likelihood of methamphetamine and other chemicals being absorbed is higher due to their porosity.
- Laboratory Analysis: In this case, laboratory results revealed that seven samples tested positive for methamphetamine. This critical information allows us to make informed decisions regarding remediation.
- Collaboration with Insurance: The property’s insurance provider will arrange for a specialized remediation team to safely remove all remaining personal effects, ensuring a complete decontamination of the property, and preparing it for re-tenancy.
- Clearance Testing: Following the cleanup by an independent remediation team, our experienced team will conduct validation testing. This ensures that the property meets the objectives and safety standards as per the Remediation Action Plan facilitating a smooth transition back into safe, habitable conditions.
A validation report is then prepared and sent to the insurance agency who will issue a report to the local Environmental Health Officer,
